Property Purchase Procedures for Foreign Buyers
Foreign nationals can purchase property in the Turkish Republic of Northern Cyprus (TRNC). When the right steps are followed, the process is transparent and secure. Below we summarise the main stages of the purchase journey. This article is for general guidance only; every transaction should rely on current legislation and expert legal advice.
1. Selecting the property and reservation
Once a suitable property is identified, a reservation (deposit) payment is made to take it off the market. At this stage the sale terms, price and payment plan are agreed between the parties.
2. Sales contract and registration at the Land Registry
A sales contract, prepared with a lawyer, is signed. In the TRNC, registering the contract at the Land Registry is a critical step that secures the buyer's rights; this registration prevents the property from being transferred to anyone else.
3. Purchase permit (Council of Ministers approval)
Foreign buyers must obtain a purchase permit before the title can be transferred. The application is made to the relevant authorities, which request documents such as a clean criminal record and a copy of the passport. While the permit is in progress, the registered contract allows the property to be occupied and used.
4. Title deed transfer
Once the permit is approved, the title is transferred into the buyer's name. Transfer taxes are paid at this stage, and ownership formally passes to the buyer.
5. Taxes and costs
Throughout the process, items such as stamp duty, transfer tax and — depending on the property — VAT come into play. As current rates and exemptions can change, it is important to calculate the total cost clearly before the transaction.
Mind the title deed type
There are different title deed types in the TRNC. A property's title history and type must always be examined for the security of your investment. Working with an experienced advisor and lawyer is the safest way to complete the process smoothly.
