Title deed (koçan) types

The title deed is the single most important factor when buying in North Cyprus. It determines the security of your ownership. There are four main types:

Turkish Title (Pre-1974)

Most secure

Land that was owned by Turkish Cypriots before 1974. The cleanest and most sought-after title, with no competing claims. Typically commands a premium.

Exchange Title (Eşdeğer)

Secure

Given to Turkish Cypriots in exchange for property they left in the South after 1974. Widely accepted, mortgageable and considered secure by most banks and buyers.

Foreign Title

Case by case

Land that was owned by foreign nationals (non-Cypriot) before 1974. Value and acceptance vary; always verify the history with a lawyer.

TMD / Allocation Title (Tahsis)

Due diligence

Land allocated by the TRNC state. Requires the most careful legal due diligence before purchase — engage an independent lawyer to review the specific parcel.

The buying process, step by step

From first viewing to title in your name, the process is well established and protects the buyer at each stage.

  1. Reservation

    You choose a property and pay a holding deposit; the property is taken off the market and the price is fixed.

  2. Independent legal advice

    You appoint your own lawyer (independent from the seller) who verifies the title, checks for debts or charges and drafts/reviews the contract.

  3. Contract of sale

    Terms, payment plan and completion date are agreed and signed. Stamp duty is paid at this stage.

  4. Registering the contract

    Your contract is registered at the Land Registry (within 21 days). This is crucial — it legally protects your right to the property (specific performance) even before the title transfers.

  5. Purchase permit

    As a foreign buyer you apply to the Council of Ministers for permission to own. You can move in and use the property while it is processed.

  6. Title transfer

    Once the permit is granted, the transfer fee is paid and the title deed is registered in your name at the Land Registry.

The purchase permit (foreign buyers)

Non-TRNC citizens need permission from the Council of Ministers to register a title deed. It is a standard step, not an obstacle: a clean criminal record is the main requirement, and processing typically takes several months.

Because your registered contract already protects your rights, you can take possession, live in, renovate or rent the property while the permit is pending. There are limits on the amount of land one foreign person may own — your lawyer will confirm the current rules for your case.

Taxes & fees

Approximate one-off costs on top of the purchase price. Confirm current rates with your lawyer, as they are periodically updated.
